Bharat Forge wants to 'Make in Telangana'

Telangana industries secretary Arvind Kumar said that the company will be investing over Rs 500 crore in the state. They will be applying for around 40 acres of land. Of this, 10 acres will be provided at the Adibatla aerospace and the rest will be allotted elsewhere. Bharat Forge had announced a 51:49 joint venture with Israel's Rafael Advanced Defence Systems to manufacture high-tech defence components in the country . 


Seven companies started construction work in Samuha Aerospace Park, in the Aerospace SEZ at Adibatla.  It is expected to generate direct employment to about 10,000 people and indirect employment to around 18,000 people. Other companies will be joining them soon and is expected that all the companies might start operations within couple of years.....
2016 looks positive for realty around Adibatla as TCS, Samuha and Wonderla news will buzz around.

MP Boora Narsaiah Goud at Kongara. Local politicians requested him to reallocate 400 acres land in survey number 300/1 to industries other than rice hub. He said, these are valuable lands close to ORR and will take this issue to CM's notice.

Sample LRS Calculation:
Considering 167 sq mtr (approx. 200 yards)as plot size and Rs 1000/- per sq yard as market rate.

Step 1:
167 sq mtr x Rs 400 LRS charge (Penalty) = Rs. 66,800

Step 2:
For a present market price of Rs 1000/- per sq yard, LRS betterment charge is 20% of step1 amount

0.2*66,800 = Rs 13,360/-

Step 3:
Penalty on plots in layouts where 10% open space in unavailable:
0.14*(Total plot value as mentioned in registration doc)
Example: 0.14 * 70,000 = Rs.9,800/-

Final Figure: step 2 + step 3

13,360 + 9,800 = Rs 23,160/-


In one of the news paper article, they printed square yards as unit for market price. This created some confusion. Thank you Rao garu for asking me to go through eenadu link.
 Please read it as given below( this is from eenadu)
Read first point as "20% for market price below Rs 3000 per sq yard" and not as 3000 sq yards.

They also have the slabs based on the market value of the plots.

For plots less than 3000/- in market value(registration value or govt value) will have to pay 20% of the fee calculated.

I just calculated for my house in Bonguluru.

180 Sq yard ,1150 sft construction.

LRS fees :
==========

180 sq yard = 150.503 sq meters

As per standard cacluation fees is = 150.503 * 400 = 60,201 rupees.

But Land value is 800 Rupees.so we have to pay only 20% of it (i,e) 12,040 rupees.

So total LRS fees is 12,040 rupees .

BRS Fees:
========
We have to apply BRS also along with previous application of LRS.

30 x 1150 = 34500 Rupees.

But Land value is 800 Rupees.so we have to pay only 20% of it (i,e) 6,900 Rupees.

So Final BRS Fees is 6,900 Rupees.

======================

So total fees for (LRS and BRS) is 12,040 + 6,900 = 18,940 Rupees.

On top of it,we may have to pay other additional charges like "LANCHAM",few other fees..

Am i Correct Sir ?

think the major part will be open space charges (14% of market value of the plot). this is going to be huge for inside city plots.

open space charges applicable only if 10% open space was not provided in the layout.

I think you will also have to pay open space charges if 10% open space was not left in the layout before.

open space charges: 14% of (180 * 800) = 20160

So think total fee you will be paying: 12,040 + 6,900 + 20160 = 39,100/-

I have doubt,What is the Openspace meaning?

Total Roads + Park + clubhouse = Openspace in Layout ?

Or

Park + Clubhouse = Open space in layout ?

yes open space cab be parks, play areas and recreational space (ex. club house).

rao garu we have 311 sq.yards plot and market value is 6,000,and constructed house without any permission(roof area is 1800 sft),
can you plz advise us on LRS and BRS(what could be the charges and calculation
)

for above 311 sq yards and 1800 sft construction area charges will be.

BRS: 21600


For LRS need the govt value when plot was registered.

let's take govt value=3000 when plot was registered.


LRS Charges = 41600
Open Space Charges = 14% (3000 * 311 ) = 130620


Total charges = BRS + LRS + Open space charges = 21600 + 41600 + 130620 = 193820

Total = 193820

As per G.O.MS.No. 151 dated 2nd Nov 2015
No approval shall be considered in sites which are earmarked for
Industrial Use Zone/Recreational Use Zone/Water Body/Open space use
in notified Master Plans/Zonal Development Plans.
