Plot owners are not coming forward to regularize their plots in outskirts.
1) these charges are high for faraway locations. 
2) most of them are too far and there is no scope for any construction work for at least 10 to 20 years.
3) they are afraid that in spite of paying penalty charges for regularization, they may have to sell the plot at the same price as that of unapproved one.
4) those who invested in certain areas during realty boom period are not able to sell their plots even at half of their purchase price and they are not interested in investing a single penny.

Overall people pulse is to go for LRS, if  the plot is with in / near any existing constructions 
or if they have any construction plans in the near future.

Bharat Forge wants to 'Make in Telangana'

Telangana industries secretary Arvind Kumar said that the company will be investing over Rs 500 crore in the state. They will be applying for around 40 acres of land. Of this, 10 acres will be provided at the Adibatla aerospace and the rest will be allotted elsewhere. Bharat Forge had announced a 51:49 joint venture with Israel's Rafael Advanced Defence Systems to manufacture high-tech defence components in the country . 


Seven companies started construction work in Samuha Aerospace Park, in the Aerospace SEZ at Adibatla.  It is expected to generate direct employment to about 10,000 people and indirect employment to around 18,000 people. Other companies will be joining them soon and is expected that all the companies might start operations within couple of years.....
2016 looks positive for realty around Adibatla as TCS, Samuha and Wonderla news will buzz around.

MP Boora Narsaiah Goud at Kongara. Local politicians requested him to reallocate 400 acres land in survey number 300/1 to industries other than rice hub. He said, these are valuable lands close to ORR and will take this issue to CM's notice.

Sample LRS Calculation:
Considering 167 sq mtr (approx. 200 yards)as plot size and Rs 1000/- per sq yard as market rate.

Step 1:
167 sq mtr x Rs 400 LRS charge (Penalty) = Rs. 66,800

Step 2:
For a present market price of Rs 1000/- per sq yard, LRS betterment charge is 20% of step1 amount

0.2*66,800 = Rs 13,360/-

Step 3:
Penalty on plots in layouts where 10% open space in unavailable:
0.14*(Total plot value as mentioned in registration doc)
Example: 0.14 * 70,000 = Rs.9,800/-

Final Figure: step 2 + step 3

13,360 + 9,800 = Rs 23,160/-

Read first point as "20% for market price below Rs 3000 per sq yard" and not as 3000 sq yards.
