Average HMDA plots Price Range per sq. yard:
Between Rs.6000/-(too far from Adibatla) to Rs.12000/-(close to Adibatla) and this is
based on location of the site, location of plot in it, plot facing and amenities provided by the developer. Some are charging beyond this limit.
Please be aware of negative marketing that is being done by some unprofessional, unethical and unskilled agents. This is a ploy used by them in order to make their plots look better than others in the eyes of the customer. They are propagating incorrect information and exaggerating things to attract customers.
Lets all understand the fact that if there is any serious issue/concern or deviation in norms, HMDA will not give a layout permission and final approval.
Some of the layouts which are too far are advertising offering plots at a lower price stating that they are at Adibatla. We are not against them. However, the reality is that these areas are too far and will take not less than a decade or two to develop and resalability is a big question mark.
Affordable is not the only factor, we even need to check the resalability. Please think twice before taking a decision as those who are in need of money may not be able to sell these plots for a long period of time(takes years).
White Amount holders like NRIs, Employees and other sections of people, please prefer plots that show registered document amount close to actual market price. Else, you are converting your hard earned white amount to black. This is illegal and you might get in to trouble in future. In case of any legal dispute that arise, the settlement amount between the purchaser and seller will be based on the registered document value only. So, do not hesitate to spend more towards registration charges.
