Over 100 residential projects active in Hyderabad


Over 100 projects were active in various localities of Hyderabad during the Oct-Dec 2014 quarter, as per the data available with Magicbricks. Majority of them offered multi-storey apartments followed by independent houses and plots. Prices of these projects starts from Rs 2 lakh and touch Rs 5 crore.
For buyers looking for new or under-construction projects in the city, Magicbricks has compiled a list of top four localities offering new housing stock:


Gachibowli Gachibowli has the highest number of active projects in the city. Majority of these projects are under construction with only few offering possession as of now. The area is dominated by apartment projects but a few villa projects are also available. The 2 and 3BHK units are the most supplied configuration in the area. The locality itself is home to several IT companies and also shares neighborhood with Hitec City. The area is accessible from Old Mumbai Highway and the Outer Ring Road (ORR). Prices here start from Rs 35 lakh for a 2BHK apartment and go upto Rs 4.4 crore for a 4BHK villa. Most of the properties are part of gated communities.

Adibatla Situated on the outskirts of the city, close to ORR, Adibatla is not only gaining attention of commercial companies and industries but also of developers. The area is viable for those looking to invest as the social fabric will take some time to develop.

Kondapur Another locality in the western IT belt, Kondapur is a viable option for IT professionals looking for a home in new projects. The area shares neighborhood with Gachibowli, Hitec City, Kothaguda, Hyderabad University and Serilingampally. Developers here are clearly inclined towards multi-storey apartments with 2 and 3BHK units being the most supplied configuration. Property prices of active projects in the locality range from Rs 30-80 lakh with majority being under-construction.

Kompally is preferred by buyers looking for a second home or who want to live a little far from the hustle and bustle of the city. Both villa and multi-storey apartment projects are available in the locality in the price range of Rs 20 lakh to Rs 1.2 crore. The area is connected to the rest of the city via National Highway 7. The under-construction Radial Road 13 is expected to further boost its accessibility to the IT region of West Hyderabad. So these areas may be good option for buyers to start their search for new housing stock in Hyderabad.
