Most of the land is alloted in 2008 and 2009. So, what's the big deal?

The land rates in this area are increasing from 2012 onwards. Why?


ü  India's largest IT company -- TCS, started constructing one of its biggest campuses(20 lakh square feet) in Asia.

ü  It is expected that cost of the project would be around 2000 crores and will accomodate not less than 30,000 employees.

ü Both L&T and Shapoorji Pallonji are working day and night to complete the work as soon as possible. I heard that the operations in TCS would start with in a year with few thousand people in the initial phase.



Cognizant on the other hand constructed compound wall is yet to start their internal construction work. It is more likely that they will start the work with in the next few months. It is expected that they employ around 15,000 after the completion of their campus.


Irrespective of the companies that might come in the future, once both the companies start their operations then this village will turn in to city. People who have seen hitec city in 2000 knows how it was when few companies started and how it is now.

Some of the builders are on their way planning to construct apartments. It is more likely that we will see this activity with in the next few months once the legal hurdles and permissions are cleared.


From 2011 till today(March 2013) there is no period of panicness in the market.

The land price here(near TCS campus) will not fall for the very reason that land and good layouts are limited and more than 70 percent plots are in the hands of TCS employees and they are not willing to sell them as their company is about to start operations by the end of 2013 or begining of 2014.

We knew that this area has huge growth potential in the coming years as compared to any other area in hyderabad. We were proven right with in a short period of time. This area still has growth potential. Every plot owner in this area believes it and this is the reason most of them are not selling plots even after a substantial growth in price with in a short span.


Advantages to Adibatla:

ü  Nearer to International airport.

ü  Nearer to Outer ring road.

ü  There will be huge demand for housing as there are no major corporate ventures for housing which usually kills small ventures as it did in pocharam.

Donot purchase plots in ventures just because some one suggested you,  because of their advertisements, based on name and fame in the society, because its cheap or because of the attractiveness of the plot or location.

People get very much attracted to advertisements which show them the least price per square yard. HMDA layout. However, the ground reality is that the they are cheaper for multiple reasons like too far, interior plots,south facing plots, irregular shaped, not as per vastu, issues with zones, legal issues with in family, double registrations, land issues with govt, proposed roads through plots, HT lines, border plots and many more.
Beware friends...........

For eg.,
Adibatla Sreemitra venture Sumadhatri, Survey no 41 to 46 is Govt land. The above venture names doesn't mean they  are good or bad in all the survey numbers.

We got to do lot of home work before purchasing any plot.

There are plots which are available at a cheaper price. Please check the distance from the epi centre, its resalability and growth prospects. Plots are available in the range of 7500 to 12,000 plus. A race horse will always have a high price tag.

Few checks like layout permissions, survey number checks for govt land, disputes, link documents etc., HMDA zones..whether residential/ recreational/work zone/water body etc.. will help you in taking a better decision.

First of all, thanks for the information that you have provided us with.

I have some amount with me that I got from my father's service as he passed away.I now want to invest this amount in plot near adibatla but at the same time i am quite scared to hear the complaints about sree mitra's layout next to TCS.Please advise where should i buy a plot in adibatla? any venture you suggest and what should the ideal rate for a wise investment?

Survey No 69 is good and clear I have bought 1 land.. It's just opp to TCS approx 0.5 kms.
