What's all the fuss in demolishing the layouts(non DTCP/HMDA) which are older
than 10 years?
It looks like the drama that is happening in and around Hyderabad from last 10 days is to create panic and drive people towards these popular schemes to fetch money.
Does this attract or scare the investors? Will the registrations revenue increase because of such acts? Will it help Hyderabad real estate? Is Govt/HMDA capable and ready to address all the existing issues in a corruption free and timely manner?
HMDA takes more 6 months to an year to give a permission even after collecting money(over n under). Who knows what happens to market after an year? Venture owners profit margins are narrowed by interest on their investment because of this delay. They either have to sell approved layout plots at a higher price or sell unapproved layout plots at a reasonably low price compared to approved one's.
No action on venture owners who sell plots in such illegal
layouts. What's fun in taking photographs after demolition? Is it just to show as proof to the concerned? Realtors started building walls and repairing other infra which are demolished by the officials. It's just a Tom and Jerry show and nothing else.
Where are the concerned authorities when these guys develop
the layouts and register the plots? In most of the cases, drama starts when the higher-ups instruct revenue people to demolish layouts to serve their purpose and this usually happens after all the plots are sold out. As usual poor purchaser is made the scape goat.
Then comes the reality show before elections
- LRS/BRS.
Even the revenue department officials purchased plots
in such layouts on their family members names. What does this mean?
It may be recalled that the committee constituted by the Telangana state government, comprising elected representatives of the Greater Hyderabad Municipal Corporation, had recommended the reintroduction of both, the LRS and the BPS, schemes, and had submitted the same to the Chief Minister for his approval on June 9.
Officials have
identified 60,000 illegal buildings in GHMC limits so far, as against an
estimated 90,000, which would be covered under the BRS. Officials have
forwarded the modalities to Chief Minister K. Chandrasekhar Rao for approval. Thousands of illegal buildings…….whom to blame?
Each illegal
building has been estimated to fetch Rs 1.60 lakh towards regularisation fees
resulting in revenue of nearly Rs 1,500 crore to the state exchequer. Besides,
another Rs 500 crore is expected to be earned through the LRS.
Comparatively, what percentage of legal layouts do we have? How
many DTCP/HMDA and other layout plots is the revenue department
registering on YOY basis? How much revenue is the govt. getting out of such
illegal and legal layout plot registrations? It’s happening for decades and who is responsible for all this?
Why can't the govt. change the book of rules and stop any
such registrations in new ventures? They have concerned authorities in each and
every revenue division.
Imagine the situation of poor people who invested
their hard earned money in such plots and are looking to sell for a
purpose like their daughter’s marriage, educational expenses, and hospital
expenses or to overcome some other issues. We are creating panic and this could be major blow for them and may take extreme step.
Isn't the government responsible in any way for not being able to stop such layouts?
If your plot is in a private land (not part of govt. land), then there
is nothing to panic. Please do not forget that the plot is registered
on your name and you are the owner for that proportion of land. In the worst
case, all the owners of the layout can plan to legalise or
dispose the layout. Please do not panic.
Why is this a good time to buy in Hyderabad?
Looks like the Rice hub road issues are cleared. Saw this road(approx 100 ft) besides Narayana IIT Academy near Kongara/Ravirala junction.
